Last updated 9 September 2026. These terms apply to the Kerbio browser extension and the data it shows. By installing or subscribing you agree to them. The extension is provided by Luke Rallings, trading as Kerbio, England.
Kerbio is a research tool. It gathers publicly available planning, licensing and register information and shows it alongside property listings. It is not legal, planning, financial or investment advice, and it is not a substitute for checking with the local authority.
The information comes from the UK Government planning data service, postcodes.io, council planning and licensing pages, and council HMO registers. These sources are incomplete, change without notice, and can be wrong. Where Kerbio cannot say, it shows "unknown". You must confirm Article 4 status, licensing requirements and any other fact with the relevant council before making an offer, applying for planning permission, or taking any other decision. You use the information at your own risk.
To the fullest extent permitted by law, Kerbio is provided "as is" and we exclude all warranties, and we are not liable for any loss, including lost profit, lost deals, refused applications, licensing penalties or wasted costs, arising from your use of or reliance on the extension or its data. Our total liability to you for any claim is limited to the subscription fees you paid in the three months before the claim. Nothing in these terms limits liability that cannot be limited by law.
A free trial lasts seven days from the day you confirm it. The subscription is £39 per month, billed by Stripe through ExtensionPay, and renews monthly until you cancel. Cancel any time from the extension's popup; access continues to the end of the paid period. Fees are not refunded for part months, except where the law requires.
Where Kerbio shows licensed HMOs, that information comes from councils' public registers kept under section 232 of the Housing Act 2004. The owner-letter feature prepares letters addressed to "The Owner" at a property address; it uses no names. If you send letters, you are the sender and responsible for them: identify yourself in every letter, include a clear way to opt out, honour objections promptly, keep your suppression list up to date, and comply with any conditions a council attaches to its register. Do not use any of this data for electronic marketing (email, text or telephone), which is separately regulated.
Do not use Kerbio to scrape, harvest or bulk-download portal content, to circumvent any website's terms, or to build a competing dataset. Do not share one subscription across a team. Personal, individual use in your own browser only.
We may change the extension, its data sources and these terms. Material changes will be shown in the extension or on this page. We may suspend access for breach of these terms. You may stop using the extension at any time.
Kerbio is not affiliated with, endorsed by or connected to Rightmove, Zoopla, OnTheMarket, SpareRoom or any council. Their names are used to describe where the extension works.
